For all new and existing properties held for investment, Greenbridge reviews prior year’s financial performance and recreates a 12 month budgeted cash flow and profit and loss statements. For existing properties, data is consolidated in October for the prior year and draft figures incorporating occupancy, leasing expectations for new and renewing tenants, tenant improvement expense outlays, and anticipated capital improvement costs are prepared for the following year. Our budgets are compared with actual results and adjustments are made to improve future projection accuracy, which helps limit variances when CAM reconciliations are prepared.

Greenbridge management utilizes Yardi Voyager systems, a sophisticated tool that allows clients to customize reports and itemize financial data for analysis and queries. On a monthly basis, Greenbridge offers investors access to all specified reports through our customized Greenbridge Client Portal on our website, tailored for projects managed for each client and partner. Clients receive an encrypted passcode and user ID, and can download monthly, quarterly and annual reports at the click of a button. In addition, the Greenbridge Client Portal maintains a full due diligence database containing any third party reports utilizable by lenders and other third parties.
Financial reports are produced on a monthly basis and are published and categorically filed on our website at each period end. A narrative of all activities and variances are included in our reporting packages, including: actuals vs. budget income and expense variances, legal related matters, capital expenditure progress, and identifying risks at the tenant and property level that may pose monetary exposure in the future. Further, our accounting staff will provide a year-end reconciliation that ensures pass through expenses are correctly charged and documented.
